El Ministerio de Desarrollo Territorial y Hábitat de la Nación reabrió este miércoles la inscripción para que familias de todo el país que perciban un salario mínimo puedan acceder a un crédito hipotecario a través de la línea Créditos Casa Propia y comenzar a construir sus viviendas.
A quién está destinado
Este nuevo segmento contemplará a aquellos y aquellas que perciban un Salario Mínimo Vital y Móvil, y quienes resulten beneficiarios o beneficiarias podrán construir viviendas en lote propio, con un monto de crédito de hasta $4,3 millones y un plazo máximo de devolución de 30 años, indicó el Ministerio en un comunicado.
Sobre esta nueva instancia de inscripciones, el ministro Jorge Ferraresi señaló que “las políticas públicas tienen que llegar para quedarse y esa es la idea de estas iniciativas que llevamos adelante junto a todo el Gabinete nacional, y a los gobiernos provinciales y municipales”.
“Seguimos ampliando derechos como nos pide el presidente Alberto Fernández para que más argentinos puedan acceder a su casa propia”, afirmó.
Al igual que los créditos ya sorteados previamente, esta nueva entrega estará ajustada por la nueva fórmula Hog.Ar de actualización de capital basada en la evolución del Coeficiente de Variación Salarial (CVS).
No requerirá ahorros previos y podrán inscribirse quienes cumplan los requisitos detallados en las bases y condiciones que están disponible en la página web del programa.
Por otra parte, Ferraresi, junto al secretario de Desarrollo Territorial, Luciano Scatolini, entregó créditos hipotecarios para construcción de la línea Créditos Casa Propia en Arrecifes, Colón, Baradero y San Pedro
Mediante una videoconferencia, el ministro conoció a algunos de los ganadores y ganadoras de estos créditos sorteados en mayo, a quienes les explicó que a partir de este miércoles podrán comenzar a construir sus nuevas viviendas de hasta 60 metros cuadrados, que deberán edificarse en un lote propio.
Además, el ministro visitó la sede del Banco Hipotecario de Almagro donde hizo entrega de más créditos de esta línea a familias residentes de Ciudad Autónoma de Buenos Aires que tomaron la decisión de mudarse a la provincia para construir allí sus hogares.
Con el objetivo de que cada vez sean más las familias que tengan la oportunidad de acceder a su vivienda, el secretario de Hábitat, Santiago Maggiotti, también entregó créditos hipotecarios a tasa cero para construcción de la línea anteriormente mencionada. En esta ocasión tuvieron como protagonistas a ganadores y ganadoras de las localidades de Navarro, Luján y Mercedes, y en cada una de estas entregas el secretario estuvo acompañado por las autoridades locales.
Asimismo, Ferraresi recibió al intendente de Río Grande, Martín Pérez, con quien firmó un convenio para otorgar 196 lotes con servicios y los correspondientes créditos para la construcción de viviendas
Por último, el ministro detalló que “se trabaja en la generación de 245 lotes con servicios más para Río Grande porque tenemos la decisión política del Presidente de avanzar fuertemente con soluciones habitacionales para todos los argentinos y las argentinas, con un Estado Nacional que priorice la necesidad social y genere la infraestructura para posibilitar el acceso a la tierra a cada familias”.
Esta línea posibilita el acceso al crédito para la construcción de viviendas nuevas de hasta 60 metros cuadrados.
Requisitos
-Ser argentino/a natural o por opción, o extranjero con residencia permanente.
-Contar con Documento Nacional de Identidad vigente.
-Contar con ingresos provenientes de trabajos formales, jubilaciones y/o pensiones. La suma de los ingresos mensuales netos del grupo familiar deberá estar entre los $27.000 y $175.000.
-Tener entre 18 y 64 años al momento de la inscripción.
-No ser propietarios/as o copropietarios/as de bienes inmuebles, con excepción de los casos previstos en las Bases y Condiciones.
-No registrar antecedentes financieros desfavorables en los últimos 9 meses.
-No encontrarse inhibido/a.
-Registrar 12 meses de antigüedad en la actividad (empleados/as e independientes).
-No se admitirán terrenos que: se encuentren en barrios cerrados o privados, que su tasación supere los $3.500.000, o que no sean de titularidad de los/as solicitantes (salvo familiares directos). El terreno deberá estar escriturado antes del 31/8/2021, salvo que el terreno provenga de un organismo público.
-Solo será posible construir los Modelos de Viviendas del Programa (a excepción de quienes construyan al fondo o arriba de la casa de sus padres). La construcción deberá destinada a la Construcción de vivienda única, familiar y de ocupación permanente y no superar los 60 m2 de superficie.
-Se admitirán terrenos de titularidad dominial de los padres o hijo de alguno de los solicitantes, en tanto en el mismo se encuentre ya construida una vivienda.
Cotitularidad
-Los y las participantes podrán incluir solo un/a cotitular, al que deberán estar unidos/as por
alguno de los siguientes vínculos:
-Matrimonio, en este caso, el/la cónyuge será considerado/a cotitular automáticamente.
-Unión convivencial.
-Unión de hecho, siempre que coincidan los domicilios declarados por el/la titular y cotitular.
-Todas las notificaciones en el marco de las presentes bases y condiciones serán realizadas a la dirección de correo electrónico declarada por el/la participante en el formulario de inscripción.
